The short answer

A small apartment cleanout is priced by item: a queen set, a sofa and a dresser are $143 + $126 + $126 = $395. A full unit with boxes and small stuff is priced by truck share: a quarter truck is $241, a half truck $431, three-quarters $587. Carry-out from any floor is included, with no stairs fee, and buildings that need a certificate of insurance get one emailed within 1 hour.

Who rents in the IE, and where

The Inland Empire is mostly owner-occupied houses, but renters concentrate in a few places, and that is where apartment cleanouts happen:

  • UCR and Canyon Crest (92507): only about 37% owner-occupied, median age 27. Student apartments along University Avenue and Canyon Crest condos.
  • Downtown Riverside (92501): about 43% owners, apartments around the courthouse and Metrolink core.
  • La Sierra (92505): just over half owner-occupied, with garden complexes near La Sierra University.
  • San Bernardino: 50% owner-occupied citywide, with the Cal State San Bernardino area.
  • Loma Linda: about 38% owners, driven by medical students and residents.
  • Ontario, Rancho Cucamonga and Corona: roughly one in five units in buildings of five or more.

Most of these are ground-floor and two- or three-story garden complexes rather than towers. That means exterior stairs, long walks from the back units to the parking lot, and no freight elevator. The other big renter group is warehouse and logistics workers in Fontana, Rialto, Ontario and Moreno Valley, who move with jobs and leases year-round rather than on an academic calendar.

Why the City's free pickup rarely helps

Municipal bulky programs across the IE are built for single-family homes.

  • Ontario offers four appointments a year to single-family homes; apartment residents are told to contact their property manager.
  • Rialto excludes apartments, condos and mobile-home parks from its two yearly pickups, sending them to the property manager.
  • City of Riverside gives two appointments per address per year, five items each, curbside by 5:30 am. In a 200-unit complex, the address and the curb belong to the property.

In practice, a renter's free options are whatever the complex provides, which is often nothing for bulky items. Leaving a sofa beside the enclosure usually turns into a deposit deduction.

Pricing by item: small units

ItemFlat price
Bag of Clothes$35
Nightstand$57
Coffee Table$67
TV (42" to 65")$68
Desk (Standard)$83
Entertainment Center / TV Stand$96
Dining Table (2-4 Seat)$103
Futon$111
Sofa / Couch$126
Dresser (Standard)$126
Mattress + Box Spring Set$143

Studio near UCR: futon, desk, TV and a bag of clothes, $111 + $83 + $68 + $35 = $297.

One-bedroom downtown, furniture only: queen set, sofa, dresser, coffee table and TV stand, $143 + $126 + $126 + $67 + $96 = $558.

Notice that the downtown one-bedroom by item is more than the $431 half-truck tier. When an item list starts climbing past about $430, send photos of the whole unit and let the quote compare both ways.

Pricing by truck share: full units

When the list includes kitchen boxes, bathroom stuff, closets and "everything left", truck share is simpler and usually what a photo quote comes back as.

Typical unitTierFlat price

Studio, fully furnished3/8 truck$338
One-bedroom, fully furnished1/2 truck$431
Two-bedroom, fully furnished3/4 truck$587

These are typical, not fixed; your photos set the tier before booking.

Three Inland Empire apartments, worked through

Loma Linda resident's one-bedroom: a medical resident finishing a rotation leaves a queen mattress, a bed frame, a desk, an office chair and a bookshelf. $103 + $68 + $83 + $61 + $72 = $387. It is under the half-truck price, so the item list wins.

Fontana two-bedroom after a job move: a family relocating for a new warehouse shift leaves two beds, a sectional, a dining set and a closet of boxes. That is a fully furnished two-bedroom, so the three-quarter tier at $587 is the cleaner number.

San Bernardino long-term unit: a tenant of many years leaves furniture, kitchenware, a patio set and stored boxes. Expect the full truck, $732. If it overflows, a full truck plus a quarter is $732 + $241 = $973.

Building logistics

  • Certificates of insurance: condo associations and managed complexes sometimes require one. JunkRabbit emails a COI for the building within 1 hour.
  • Stairs: second- and third-floor walk-ups in garden complexes are common. No stairs fee.
  • Parking: tell us where the truck can stand. Visitor spaces and fire lanes in complexes vary.
  • Gates: share the gate code or meet the crew at the entrance.
  • Heat: from June through September, a morning window keeps the carry down exterior stairs bearable for everyone.
  • Timing: same-day when booked by 4 PM, with a two-hour arrival window, 8am to midnight, seven days.

Who pays: tenant, landlord or manager

Tenants usually book move-out cleanouts to protect the deposit, ideally a day or two before the final walkthrough so the unit can be cleaned. Landlords book after a tenant leaves things behind. Property managers with several buildings across Riverside, Moreno Valley and San Bernardino can set up an account covering several properties. Either way, the price is fixed before anyone arrives. Frequently asked questions

How much does an apartment cleanout cost in Riverside?

Small jobs are priced by item, for example a queen set, sofa and dresser at $143 + $126 + $126 = $395. Full units are priced by truck share: quarter truck $241, half $431, three-quarters $587, full $732. Photos set the price before booking.

Can apartment residents use City bulky pickup?

Usually not directly. Ontario and Rialto send apartment residents to their property manager. In the City of Riverside the appointment belongs to the address, which in a complex is the property.

Do you charge for third-floor walk-ups?

No. There is no stairs fee and no walk-up fee. The crew carries everything from the unit to the truck, however far the walk is from the back building.

My complex needs a COI. Can you provide one?

Yes. A certificate of insurance for the building is emailed within 1 hour. Send the manager's requirements when you book. The haulers are vetted and insured.

Can a property manager set up an account?

Yes. Property managers can set up an account covering several properties. Each job is still priced upfront from photos. That suits managers with units spread across several IE cities.
