The short answer

Estate cleanouts are priced by how much of the truck they fill. A partial job, a few rooms after the family has taken what they want, is often a half truck at $431 or three-quarters at $587. A full house with a garage is usually a full truck at $732 or more: two full trucks are $732 + $732 = $1,464. Heavy single items are priced on top: an upright piano is $364. There are no volume discounts, no stairs fee, and the price is fixed before work starts.

Where estate cleanouts happen in the IE

The Inland Empire has two housing eras, and estates come mostly from the older one.

  • Wood Streets and Magnolia Center (92506): the city's early-1900s residential belt, about 77% owner-occupied with a median age of 40. Craftsman and Tudor homes with detached garages that have held the same things for decades.
  • Downtown and Northside (92501): pre-war houses where one ZIP spans a century of housing.
  • Arlington and Arlington Heights (92504): 1950s to 1970s ranch homes with big garages and large lots toward Woodcrest and Lake Mathews.
  • Sun City (92586): Del Webb's second retirement community, ground broken in 1961, now part of Menifee, with a median age of 58.
  • Hemet and Banning: retirement communities and mobile-home parks, and pass towns with long-time owners.
  • Redlands: Victorian and mid-century homes from the citrus era.

The newer tract cities, such as Eastvale, Menifee's master-planned areas and French Valley, produce fewer estates for now, because most homes there were built after 2000 and are still with their first owners.

What makes IE estates different

No basement, big garage. Homes here are slab-built. The basement's job is done by a two- or three-car garage, a side yard, and often a backyard shed. Expect the garage to be half the job.

Large lots. Arlington, Woodcrest, Norco and Jurupa Valley properties can include sheds, old fencing, a workshop and yard equipment.

Family out of state. Many IE estates are handled by children who live elsewhere. Photo quotes and online booking let the price be agreed before anyone flies in, and a neighbor or agent can let the crew in.

Summer heat. Garages and attics from June through September are punishing by afternoon. Morning windows are better for everyone.

Old houses, careful carries. In the Wood Streets and Redlands, original woodwork, narrow doorways and steep porch steps mean heavy furniture comes out slowly and in a set order. That is part of the job, with no stairs fee.

Heavy items, priced separately

ItemFlat price
Hospital Bed (Electric)$145
Freezer (Chest)$146
Cabinet / China Hutch$160
Armoire — Large / Double (Solid Wood)$197
Safe (Large / Gun Safe)$260
Upright Piano$364

A typical Sun City downsizing might be a half truck plus an electric hospital bed: $431 + $145 = $576. A Wood Streets estate with an upright piano and a full truck of contents: $732 + $364 = $1,096.

Three Inland Empire estates, worked through

Sun City two-bedroom, after a move to assisted living: the family takes photos, papers and a few pieces of furniture. What remains is most of the furniture, the kitchen, the closets and a light garage. That is typically a three-quarter truck, $587. Add a power lift recliner and the total is $587 + $123 = $710.

Arlington ranch with a workshop: a three-bedroom house of more than forty years, a two-car garage of tools and shelving, and a backyard shed. Two full trucks plus a quarter, $732 + $732 + $241 = $1,705, plus a large gun safe from the bedroom closet: $1,705 + $260 = $1,965.

Redlands Victorian, contents only: heavy period furniture and a baby grand piano, with family keeping most of the small items. A full truck and the piano: $732 + $438 = $1,170.

Donation, recycling and what stays

Before the crew arrives, walk the house and mark what stays: papers, photographs, jewelry, anything going to family. Clear those out first or tape a note on them.

For the rest, we try to donate usable items when local charities accept them, and we recycle whatever we can. Riverside County also runs the Found It Again reuse store if the family would rather place items themselves. Hazardous materials in garages, such as pool chemicals, pesticides and old automotive fluids, are not standard; ask us case by case. Paint is accepted.

How to plan it

  1. Family first. Let relatives take what they want.
  2. Sort papers. Wills, deeds, tax records and photos get set aside.
  3. Photograph every room, the garage with the door open, the shed and the side yard.
  4. Get the price on the instant quote page.
  5. Arrange access. If the house is in a gated community such as Canyon Lake or a Temescal Valley tract, sort out gate entry for the crew.
  6. Pick a morning window, especially in summer. Crews work 8am to midnight, seven days a week.

If the home is going on the market, schedule the cleanout before the cleaners and the photographer, not after.

Frequently asked questions

How much does an estate cleanout cost in Riverside?

It depends on volume. A half truck is $431, a full truck $732, and a full house with a packed garage often needs two full trucks, $732 + $732 = $1,464. Heavy items like pianos are priced on top. Photos set the price before booking.

Can you handle the estate if I live out of state?

Yes. The price is set from photos and booked online. Someone local, such as a neighbor or an agent, can let the crew in. You do not need to fly in for the cleanout itself.

Do you donate items from estate cleanouts?

We try to donate usable items when local charities accept them, and we recycle whatever we can. If the family wants to place items personally, Riverside County's Found It Again reuse store is another route. Set aside anything going to relatives first.

Do you take pianos and safes?

Yes. An upright piano is $364, a baby grand $438, a large or gun safe $260. A small safe is $100. They are carried out from wherever they sit, with no stairs fee.

Is there a discount for a big estate?

No volume discounts. Big jobs use the published truck-fill tiers, added together. Two full trucks are $732 + $732 = $1,464.
