The short answer
Hoarding cleanups are priced the same way as any large cleanout: by how much of the truck the contents fill. One full truck is $732, two are $732 + $732 = $1,464, three are $732 + $732 + $732 = $2,196. Smaller stages, such as a single room or the garage, are often a half truck at $431. The price is set from photos and only changes if you approve.
What a junk removal crew does, and what it does not
Being clear about scope avoids surprises.
- Does: carry out and haul furniture, boxes, bags, appliances, clothing, papers and general household contents, from any room and any floor, with no stairs fee.
- Does: work at a pace the family sets, including setting aside items you flag.
- Does not: biohazard or crime-scene remediation, mold remediation, or structural repair. Those need specialist cleaners.
- Case by case: hazardous materials such as chemicals, fuel and solvents are not standard. Ask first. Paint is accepted.
For homes with sanitation problems, many families book a specialist cleaner for the hazardous part and a junk removal crew for the volume.
Why IE homes fill the way they do
Accumulation follows the house. In the Inland Empire that means:
- The garage first. Slab-built homes have no basement, so the two- or three-car garage fills before the house does. It is common to find the garage completely packed while the living areas are still passable.
- Side yards and sheds. Larger lots in Arlington, Woodcrest, Jurupa Valley, Norco and Mead Valley add sheds, covered patios and side yards.
- Mobile homes. Riverside County has a significant share of mobile homes, about 8.7% of housing units, in places like Hemet, San Jacinto, Sun City and Perris. Smaller footprints fill quickly, and park rules can add pressure.
The older cores matter too. In Riverside, San Bernardino and Redlands, many homes date from the 1960s and 1970s and have had the same owner for decades, which is how a garage ends up holding forty years of things.
Typical stages and prices
| Stage | Typical tier | Flat price |
|---|---|---|
| One bedroom or the main living room | 1/2 truck | $431 |
| Garage, moderately full | 3/4 truck | $587 |
| Garage, packed | Full truck | $732 |
| Whole two-bedroom home, heavy | Two full trucks | $1,464 |
| Whole three-bedroom home plus garage, heavy | Three full trucks | $2,196 |
When most of the volume is bagged, debris bags can be priced directly: 30 bags are $385 and 50 bags $575. A stage combining 50 bags with a sofa and a recliner: $575 + $126 + $98 = $799.
Two Inland Empire homes, worked through
A Hemet mobile home: a single-wide with every room full but a small footprint, plus a carport storage cabinet. Stage one clears the living room and kitchen, a half truck at $431. Stage two clears the bedrooms and the carport, a three-quarter truck at $587. Together: $431 + $587 = $1,018. Splitting it this way lets the resident stay in the home through the first stage if that is the plan.
An Arlington ranch with a packed garage and shed: the house needs two full trucks, the garage a third, and the backyard shed a quarter truck on top. $732 + $732 + $732 + $241 = $2,437, spread across three or four visits so the family can sort as they go. A chest freezer that no longer works and a set of old tires found in the side yard add $146 + $87 = $233, bringing the full job to $2,437 + $233 = $2,670.
Staging the work
Many families split a hoarding cleanout into visits, both for the person living there and to keep the cost visible.
- Pathways and exits first. Clear a route through the home so the rest of the work is safe.
- Kitchen and bathroom next, so the home is livable.
- Bedrooms and living areas.
- The garage and yard last.
Each stage is priced on its own from photos. There are no volume discounts, but you also never pay for space you do not use. Between visits, the family has time to go through the next room's boxes for papers and keepsakes, which is usually where the real time goes.
Pressure points: HOAs, code and landlords
Hoarding cleanouts are often triggered by outside pressure. HOAs in Orangecrest, Eastvale or Menifee may send violation letters over driveways, side yards or garage doors that cannot close. A landlord may be preparing for a turnover. A mobile-home park may have issued notice. Or a family member may be preparing a home for sale or for a move into care.
If there is a deadline, tell us. Same-day pickup is available when you book by 4 PM, and crews work 8am to midnight, seven days a week. For a property manager handling a tenant's unit, one account can cover several properties, and a certificate of insurance for the building is emailed within 1 hour.
Doing this with care
The person whose home it is should be part of the decision wherever possible. Agree on what stays before the crew arrives, take photos together, and mark boxes of papers, photographs and keepsakes. Family members who live outside the IE can review photos and the price online before a visit is booked. In summer, book morning windows: a closed garage in Hemet or Moreno Valley in August is hard on everyone, including the resident. We try to donate usable items when local charities accept them, and we recycle whatever we can.
When you are ready, send photos from each room and the garage on the instant quote page, and you will see a fixed price before anything is booked.
Frequently asked questions
How much does a hoarding cleanup cost in Riverside?
It is priced by volume. A half truck is $431, a full truck $732, and heavily filled homes often need two or three full trucks: $1,464 or $2,196. Each stage is quoted from photos before booking.
Do you do biohazard cleaning?
No. Biohazard, mold and sanitation remediation need specialist cleaners. JunkRabbit handles the carry-out and hauling of contents. Many families book both, with the specialist going first.
Can we do it in stages?
Yes. Each stage is priced separately from photos, so you can clear the home room by room. Starting with pathways, then the kitchen and bathroom, is the usual order. The garage and yard often come last.
Will you set aside things we want to keep?
Yes. Mark them or flag them in the photos, and the crew will leave them. Boxes of papers and photographs are worth setting aside before the visit. The family decides the pace.
Can you clear a mobile home?
Yes. Check your park's rules on truck access and hours first, and share them when you book. Mobile homes in Hemet, San Jacinto, Sun City and Perris are common jobs. The carport and storage shed can be included in the same quote.
